Restrictive Covenants
When Lofton Woods subdivision began in 1970, the developers created rules describing how the houses were to be built, what they should look like and how the lots were and were not to be used. They did this to maintain the integrity of the neighborhood and to keep property values up throughout the coming years. These Restrictive Covenants were attached to each lot so that, as properties were bought and sold, the essence of the neighborhood would remain constant.
The Restrictive Covenants contain instructions as to how they may be altered by a vote of 60% of the members. Following this process, our Restrictive Covenants were updated, amended and restated in 1998. This document can be accessed by clicking on the Restrictive Covenants link at left.
Covenant Amendments/New Shed Amendment
In 2008, using the same amendment process described above, the Association approved amendments to three specific sections of the covenants regarding Fences, Storage Sheds and increases in the annual dues assessment. Bylaws
At the same time the Restrictive Covenants were updated in 1998, the Association updated its Bylaws which describe how Lofton Woods Community Association is to be run. To access this document, click the Bylaws link at left.
Candidate Nomination Form
The Bylaws require that any member who wishes to run as a candidate for Director must notify the Secretary in writing at least 30 days prior to the date of the Annual Meeting so that their name may be placed on the ballot. Architectural Control Request Form
Section 5 of the Restrictive Covenants describes the Architectural Control process. If you are planning to make changes to the exterior of your property, you must submit to the Architectural Control Committee a request for approval of your project before you begin construction. If your project includes a fence or storage shed, you should also check the Covenant Amendments for details specific to those structures.
